Turning a Daunting Headquarters Hunt into a Porsche Victory

The Problem

Porsche’s existing headquarters no longer reflected the company it had become. The office space failed to align with the brand, the building offered no way to experience the product, and the headquarters was physically separated from the training center. These misalignments created inefficiencies, weakened collaboration, and disengaged employees.



The challenge extended beyond design and logistics. Porsche’s vision for a headquarters that embodied its iconic brand, unified operations, and supported long-term growth was widely viewed as unrealistic. According to most brokers and developers, the cost far exceeded Porsche’s budget. What the company aspired to build was considered, by many, impossible.

The Action

Ken and his team evaluated more than 70 locations across the country, measuring each against Porsche’s long-term objectives rather than short-term constraints. Atlanta emerged as the strongest strategic fit, offering access to talent, a favorable cost of living, and a unique site opportunity.



Even then, the numbers did not align. As Porsche prepared to walk away, concluding the vision could not be achieved within its investment parameters, the project reached a critical inflection point.

The Outcome

Rather than dilute the outcome, Ken and his team restructured the approach entirely. They engineered a value-driven, tiered acquisition strategy that aligned timing, cost, and long-term upside in a way that worked for all parties involved. As Ken later noted, the team “brought a unique vision of what was desired in a headquarters location” and built the structure to support it.



The result was a $100 million, 175,000-square-foot build-to-suit headquarters at Aerotropolis Atlanta, on the former Ford plant site near Hartsfield-Jackson International Airport. One Porsche Drive unified corporate offices, technical services, conference facilities, and a test-drive circuit into a single, purpose-built campus.



What began as a daunting, multi-state search became a landmark project that transformed Porsche’s U.S. operations, revitalized Atlanta’s south side, and demonstrated how disciplined strategy can turn perceived limitations into lasting advantage.

One of Ken’s signature achievements came when Porsche Cars North America decided to consolidate its core business units into a new U.S. headquarters.
